First let’s start with some 2024 Predictions:
1. The Broncos will not make the playoffs this year. (Since we got eliminated on Dec. 31st, 2023)
2. First Day of Summer is on June 20, 2024
Now to the real ones.
1. Interest Rates will continue to go down. I think they will hang around the low 5’s
2. There will be multiple offers this summer on homes again. (Unless there is a War or Tragedy)
3. Home prices will be stable and maybe even increase again.
Currently Interest Rates for VA and FHA are in 5.5%, and Conventional Loans are around 6.25% with

One of the things that makes this time of the year interesting is Resolutions. I hope you are successful in yours.
I did hear recently, that if you start a Resolution before the New Year, you have a better chance of success. Which
leads me to believe if you started one say on Jan. 15, 2024. You still have a great chance
because it is before the next month. Just a random thought.
One of my Resolutions is to make dinner once a week for my family, and it can not be hamburgers or carry out.
Don’t forget to watch for your invite to Tacos and Tequilla in May! Last Year, as the kids say, it was bussing.
I did not get my Hippopotamus for Christmas.

The Month of Love or Snow?
It's February and it feels like we are in Arendelle...There is a LOT of Snow. I know, I will
“Let it GO ”.
This month, my number one tip is to call your Home Insurce Company! Confirm your home ’s replacement value, and more importantly your Deductible. I recently had two clients find out that their
deductible was 1% or 2% for a roof claim. Sometimes, this makes cents...ha ha ha If you ’re thinking of Selling your home this year, it may be better to have a $1,000 or $2,500 deductible.
Again, talk to your insurance agent to find out what ’s best for you.
While the snow is still here, now is a good time to prepare your taxes. April comes up quicker than we

March Madness, YES!!!
This is the month for the NCAA Basketball Championship.
However, this is also when people start thinking about moving. Here are some of the MOST IMPORTANT things to think about:
1. First, call me at (719)237-0394

2. There is not a lot of inventory. What does this mean?
A. Can you sell for more?
Possibly.
B. What if there is not a home I like?
This is where I come in, we can make a plan together!
3. Should I wait for Interest rates to drop?
Not necessarily, interest rates dropping could mean you end up paying more for the property.
Daylight savings is Sunday March 10th, I am very excited to see more sunshine during the day! Don’t forget unlike other states, Colorado’s start of spring is big snow storms coming our way.

April Rain Brings May Snow,
I Think That Is How It Goes.
Happy Spring! This is the time of year that people get ready to do some Spring Cleaning. If this is you, here are some simple things I have been doing.
1. Clothes that I do not wear anymore get donated or thrown away.
2. I look at what is important around the house, is there something like your encyclopedia collection that you do not need (like ever again) get rid of it! (unless it is an antique version)
3. Think about a fresh coat of paint on the inside or outside of your home.
4. Look at your light fixtures, maybe they could use an update.
5. Dont forget to call me if you are thinking you need to downsize OR buy a bigger home because you want to keep all of your treasures.
I just got back from a Real Estate Conference in Dallas, Texas. One of the items that really stuck with me is that
56% of the homes sold in the last 3 months were people that had interest rates below 3.5%. What this means is that people are ready to move on to the next season of their lives. Whether it is to move to a warmer climate such as Arizona, Texas, and Florida (they gain the most people.) Or some people just need a new space. If this is you I would love to set up a time to meet with you and get a coffee to listen to your plans.

Dare I say it is Spring…
Tacos and Tequila was a great time! Thank you to everyone that came and tried out the Tequila.
May is a busy time for many people. May Day, Packing your home. Mother’s Day, Spring cleaning your home. Graduations, Painting your home. Memorial Day, Selling your home with Jason Roshek! Then BAM... We are in June and Moving. Right now, the market is just starting to pick up. A few things that are happening, homes have been staying on the market a bit longer. I believe there are two reasons. Interest rates are still in the High 6’s to low 7’s. There are also a lot of homes that are listed with agents from out of the area.
One of the things that my team has been doing more, is working on reaching out to Buyers that were looking back in 2020 to 2023. Mostly because they were not ready to buy or got beat in multiple offer situations. We are learning that some of these buyers are starting to search again.

It is August…
Do you know what that means… Going back to… Broncos Country!
You thought I was going to say school. With school starting, pay attention to the crosswalks and the speed of your car. You do not need to be blindsided, like Bo Nix (that is the rookie quarterback for the Broncos).
This is a great time of the year as the kids get excited to see all their friends.
On the housing market side of things, interest rates have dropped a bit as of August 1, 2024. I will also mention that I have seen more Buyer activity. It is the time of year were people want to get in their home before the weather changes and it gets colder. As for land, there is a lot of land for sale. I believe it is because the cost to build has gone up, from Well, Septic, Water Taps, Electric and Wood Flooring.

Predictions for this year:
Broncos 7-9, I also hope that Bo Nix sits at least the first 4 games. Unfortunately,
#15 and #87 from the state to the East of us will be in the Super Bowl vs the Broncos of the West, AKA:
the 49ers. The good news is that the 49ers Win, 30 to 27.

I hope you all had a great Labor Day.
The biggest question I am getting right now is why are there so many homes on the market?
I believe there are a few answers:
1. Short Term Rentals are being regulated by the city governments.
2. Winter is coming, and people would rather shovel sunshine.
3. Parents are seeing opportunities for their kids in a different school district.
4. Interest rates are lowering, but some buyers are still struggling with affordability.
5. There is uncertainty with the upcoming election.

Spooktacular or Not…You be the Judge
It is October, and there’s nothing to be scared about here… Except the Ads for Election, the days are getting shorter, and snow may be on the way soon.
Here is what NOT to be spooked about… Interest rates are in the 5.75% to 6.25%, your kids will get some candy, and there is still hope for the Broncos.
In fact, NOW may be the time to Buy or Sell your home, or possibly refinance to a lower rate.
Did you know that in 11 of the 12 Presidential Elections the housing market went up in value. The only one that did not was in 2008, and that was because of the Banks. I do need your help; One of my goals over the next couple of months is to meet with 70 families, or
people to evaluate where their home value is. It is free, no obligation, simply just to provide you an idea of what your property may be worth. I want to complete this by December 20, 2024.

As the year closes out and we get closer to 2025.
I have been doing some planning for 2025 not only with my Real Estate Team, but some things that I would like to get done; One thing I personally would like to do is go Camping, I have not gone in 3 years. My oldest daughter will be turning 21 in 2025, dang my wife must be feeling old. My daughters goal is to go to Epcot for her birthday. That is now a goal of mine, to go
with her. My wife and I had our 24-year Anniversary, one of the most romantic things I did was get her a massage from a licensed Massage Therapist, the next most romantic thing is we did some goal planning and reviewing what we would like to do next as we enter a new season in our lives with less children in the home, soon having our first Grand Daughter.

It’s finally Christmas time!
I know this because I saw Die Hard on TV the other day. It may not be the best Christmas movie, but it is a good indicator of the Holiday Season. What is your favorite Christmas movie? Home Alone, or Christmas Story…? Tag us on your favorite social platform @jasonroshekpartners and let us know!
As we get into the New Year, I do believe we will see interest rates in the upper 5’s. It is interesting to see and hear from other Realtors, that Buyers are starting to dip their toes back into the market. However, they are only testing the waters hoping to get a great deal.
Homes have been on the market for an average of 62 days as November has come to an end. (Per the Pikes Peak Multiple Listing Service) That is technically still a Seller’s Market. I am seeing Buyers negotiate some concessions, but the real win for Buyers is when they are able to get items corrected or repaired. Which means, if you are a Seller, you may want to have myself come out and review your home before you occupy your time and money on a project that may not benefit the final sale price,
or at least I recommend that you call me and get a Home Inspector to take a look.
